Maintenance Contract Manager (housing sector), N and E London, to £60k + car + package
Salary: Circa £50,000–£60,000 plus vehicle/allowance and benefits
We are recruiting for an experienced Contracts Manager to lead a responsive repairs, maintenance and voids contract across North and East London. This is a key client-facing role within the social housing sector, managing day-to-day service delivery for a busy resident-led repairs operation.
The successful candidate will take ownership of operational performance, resident satisfaction, health and safety, quality, commercial control and KPI delivery. You will lead a multi-trade team and support functions to ensure repairs and void works are completed safely, efficiently and right first time.
Social housing sector experience is essential. Candidates must have a strong background managing responsive repairs, voids, maintenance or property services within a housing association, local authority or closely related social housing environment.
Key responsibilities include:
- Managing day-to-day delivery of responsive repairs, maintenance and void works across North and East London.
- Leading operatives, schedulers and support staff to deliver a high-quality resident experience.
- Driving performance against KPIs including appointments kept, right-first-time repairs, satisfaction and void turnaround.
- Managing client relationships, escalations, complaints and service improvement activity.
- Overseeing budgets, productivity, subcontractors, health and safety, quality and compliance.
About you:
- Proven contracts management experience in social housing repairs, voids or property maintenance.
- Strong understanding of resident-focused service delivery, complaints, safeguarding and housing compliance.
- Confident leading multi-trade teams and managing performance in a demanding operational environment.
- Commercially aware, organised and comfortable using systems and MI to improve service delivery.
- Full UK driving licence and flexibility to work across North and East London.
