Technical Facilities Manager, Hampshire & London, c£53k plus £4.5k car allowance and package

We are recruiting a Technical Facilities Manager for our client, a rapidly growing FM Services Provider. They operate in the commercial/ office / corporate and private healthcare sectors. The Technical FM will provide M&E/ hard services advice to Building Managers and to clients.

You will initially be based, for approx. 3 months at a large commercial/ science park in Havant, Hampshire. Thereafter the role will be split between Havant, London and home.

The Havant site consist of large office buildings, R&D facilities, leisure and food outlets. It is powered from a central energy centre (CEC). Familiarisation with CECs and large scale chillers, cooling towers and similar ‘megawatt’ plant (e.g. hospital, MOD site), is preferred.

Part of the site is undergoing renovation and redevelopment. The FM Contract Manager will interface with project managers, consultants and contractors to ensure the smooth and safe day to day running of the estate during this period of change.

You will oversee site FM contractors  (approx. 30 engineers, cleaning, security and grounds personnel) and ensure they deliver an effective service. Where shortfalls of service occur, you will manage contractors to perform better and achieve compliance to their contractual and HSE obligations.

After approx. 3 months the above requirement will diminish to approx. 2 day p/week and responsibilities for some other hard FM contracts in London will come your way.

Then you will directly manage and develop a small team of M&E maintenance engineers and will procure, direct and manage specialist M&E sub contractors. You will tender for and lead on M&E projects/ life cycle works such a plant and chiller refurbishments and replacements.

Please note for the first 3 months of the role, there will be a requirement to be based out of the clients site in Havant, Hampshire. After the 3 months, the role will be based in London and Havant and also some home working.

The successful candidate will play a key role in the survey, support and quality assurance of mechanical systems and plant equipment for a range of building services and projects.

This is an excellent opportunity for a skilled professional with industry experience in mechanical engineering, particularly within the built environment. You are likely to be 40/60 on tools/ managing contractors.

Purpose of the Job:

The Building Services Engineer is responsible for supporting the Senior Mechanical Engineer in organising and delivering planned mechanical work (gas, HVAC, plumbing, heating, and vent aspects of life safety) overseeing technical support to capital projects and supporting reactive mechanical maintenance, in a safe and compliant manner throughout the properties in their region, working alongside internal and third-party partners.  All underpinned by great customer service. 

Key responsibilities 

Ensuring that Health and Safety legislation, and a safe and secure working environment, is always adhered to by them and the facilities team.

Ensuring required training and qualifications for the role of their team are always audited and up to date.

• Always working within the required Risk Assessments and Method Statements.  Accountable for reviewing all tasks for risk before starting, and ensuring that risks are eliminated before work begins
• Completing all paperwork required for property files and ensuring all records of site operation are accurate, structured, and compliant with Unite Students policies and procedures
• Support the Senior Mechanical Engineer in mechanical safety and maintenance across their region.
• Support the constant development and implementation of working procedures as part of the broader Health and Safety strategy.
• Locating and rectifying a wide range of mechanical faults.  Understanding the root cause and risk to asset condition and investment. 
• Report to the Duty Holder to advise on responsibilities and recommendations from a mechanical safety and strategic perspective.

What we are looking for 

• Qualified in either in Plumbing or Gas installation to a minimum of City and Guilds, NVQ 2/3 or SVQ 2/3 Domestic plumber discipline or equivalent with relevant work experience.
• Have works delivery supervisory or relevant post experience.
• Be technically competent and qualified to safely operate, and make safe to work on or test, the equipment, systems, or installations for which appointment is sought.
• Experience working within Plant Rooms and Plumbing, Heating, Gas, HAVC and Vent systems.
• Demonstrable awareness and understanding of the L8 code of practice.
• Good knowledge of Health and Safety legislation
• Sufficient across Microsoft Office in the support for technical reports review and delivery.

Our client is a rapidly growing Facilities Management company that is seeking an Electrical Maintenance Engineer to carry out electrical repairs and maintenance on commercial properties across Birmingham.

The ideal candidate will have enjoy working within a client facing environment and will have excellent interpersonal skills, as well as a proven record of electrical maintenance and installation.

This role will start as static but will move to mobile over the year as new contracts progress.

Role Responsibilities

• Prioritise electrical maintenance PPMs and repair work to achieve agreed timescales and response times.
• Carry out a range of electrical services which could include periodic fixed electrical Testing, Portable Appliance Testing, Annual Electrical Inspections and emergency lighting testing.
• Respond promptly and positively to service call requests from the Helpdesk and to assess the requirements of the job and carry out repairs as and where necessary.
• Carry out small fabric works and first fix calls, including Plumbing and drainage calls. – basic experience.
• Identify electrical equipment/appliances in the building which need fixing/replacing e.g., white goods, emergency, internal and external lighting, general fabric.
• Complete electrical installation projects and refurbishments
• Comply with the company Health and Safety Policy at all times, carrying out risk assessments and complete a daily site logbook and diary, 
• Represent the company in a professional manner at all times and develop a good working relationship with the customers.

Ideal Candidate

• Hold relevant Electrical qualifications such as NVQ Level 3 and minimum 18^th Edition,
• Testing & Inspection - 2391 ideal, not a must.
• Experience working on commercial properties

Facilities Manager, Estate/Restaurants/ Retail space, Mayfair, to £48-50 plus package

Our client is a successful and rapidly expanding facilities management services provider. They are recruiting a Facilities Manager to help with the delivery of FM services and compliance at an exclusive public space in the heart of Mayfair. The estate consist of part of a 6* Hotel and exclusive retail and cafe units.

As Facilities Manager, you will be responsible for ensuring that the contractors for cleaning, security and maintenance perform to an exceptional level. You will also build strong relationships with the retail and restaurant managers ensuring that all comply with fire and other statutory regulations – so that no detrimental effects or downtime impact on other occupiers of the building.

The FM will be based from the client’s offices within the estate. Great interpersonal and communication skills are essential to build strong business relationships with the office occupier/ main tenant, the restaurants/ retail units and building owner’s representatives.

We are looking for an FM with decent technical/ M&E knowledge as they will be explaining systems and compliance to Tenants to ensure they maintain their systems compliantly.  Ideally someone who has gained exposure in the catering/ restaurant sector and who is fully aware of the relevant fire regulations and compliance.

Multi-Trade Maintenance Operative, Student Accommodation Provider, City of London and Whitechapel, £36-39,900 bonus and full benefits package

Our client is the UKs leading provider of city center student accommodation. They are recruiting a Multi-Trade Maintenance Operative covering at a cluster of 4 large residential buildings/ halls of residence in London E1 and City of London. Properties typically have mix of single and multi-occupancy apartments and some have facilities including gymnasium, cinema, karaoke room, laundry and study rooms.

The role hold responsibility for the day to day maintenance of the apartments and communal areas.

Tasks tend to be mostly domestic maintenance rather than plant room type maintenance.

We are looking for an individual who has good/ level 2 electrical maintenance skills and qualification although a plumbing or mechanical background is also suitable with experience ideally gained in a residential setting.

Please note there is a requirement to work one weekend a month (with time off in lieu) and to be on-call for emergencies for one week perm month (with additional payment).

You will work on a rota/ shift system from 08.00 to 16.00, 09.00 to 17.00 or 10.00 to 18.00.

The Multi-Trade Maintenance Operative will need a driving license as will need to occasionally transport parts and equipment between buildings.

A salary of £36-39.9k is offered depending on experience. Our client offers a bonus, linked to the performance of the cluster – and is usually paid at 5-10%. Other benefits include private healthcare and pension contribution up to 11%. Lots of training courses are available to employees.
