Facilities Manager (Hard Services), London, c£60k plus great package and holiday allowance

Our client is a market leading provider of serviced office space. Within their portfolio are a number of buildings where they have responsibility for the entire property on 'full repairing leases’.

As Facilities Manager you will take full ownership of the plant and hard FM operations. Working in close partnership with the Property Manager, Compliance Manager, Soft FM Manager, and Maintenance Manager, your mission is to ensure the seamless, safe, and efficient day-to-day operation and long-term upkeep of all managed buildings.

This is a critical operational role that sits at the heart of the building management function,

requiring both technical expertise and strong stakeholder management skills.

You will be:

• Owning Hard FM & Plant Operations: Taking full accountability for the

performance, maintenance, and reliability of all building plant, mechanical, electrical,

and plumbing (MEP) systems across the portfolio.

• Collaborating Across the Management Team: Working hand-in-hand with the

Property Manager, Compliance Manager, Soft FM Manager, and Maintenance

Manager to deliver a joined-up, high-quality building management service.

• Managing Planned & Reactive Maintenance: Overseeing the delivery of all

planned preventative maintenance (PPM) programmes and ensuring reactive works

are completed to agreed SLAs with minimal disruption to occupiers.

• Managing Contractors & Suppliers: Sourcing, appointing, and holding accountable

all hard FM and plant-related contractors, driving performance improvement and

value for money across the supply chain.

• Monitoring Building Performance: Keeping a close eye on building systems and

plant performance through regular inspections, audits, and data review, identifying

risks and opportunities for improvement proactively.

• Supporting Capital Works & Upgrades: Working closely with the Projects team to

support planned capital expenditure programmes, plant replacements, and building

improvement projects from a technical FM perspective.

• Ensuring Compliance & Safety: Working in close partnership with the Compliance

Manager to ensure all plant and building systems meet statutory and regulatory

requirements, supporting a safe environment for all occupants.

• Budget Management: Managing the FM budget for plant and hard services,

forecasting maintenance spend, and identifying efficiencies without compromising on

quality or safety.

• Providing Technical Expertise: Acting as the go-to technical authority for plant and

hard FM across the business, advising internal teams and clients on matters relating

to building operations and infrastructure.

About You

You will have:

• Essential Qualification: A relevant technical or FM qualification (e.g., HNC/HND in

Building Services Engineering, IWFM membership, or equivalent). NEBOSH National

General Certificate is desirable.

• Proven Experience: Demonstrable success in a multi-site hard FM, building

services, or plant operations management role, ideally within a commercial office or

Facilities Management portfolio.

• Technical Expertise: A strong working knowledge of building plant and MEP

systems, including HVAC, BMS, electrical distribution, plumbing, lifts, and associated

maintenance requirements.

• Contractor Management Skills: Experience managing third-party FM contractors

and supply chains, with a track record of improving service delivery and holding

suppliers accountable to agreed KPIs and SLAs.

• Collaborative Working Style: The ability to work effectively as part of a broader

management team—coordinating with property management, compliance, soft FM,

and maintenance colleagues to deliver a seamless operation.

• Proactive Problem-Solving: A hands-on, solutions-focused approach to managing

building issues, with the confidence to make decisions quickly and escalate

effectively when needed.

• Excellent Communication: Strong written and verbal communication skills, with the

ability to brief senior stakeholders, liaise with clients, and manage contractor

relationships professionally.

• Budget Awareness: Experience managing FM budgets, forecasting maintenance

costs, and identifying cost efficiencies across a portfolio.
